Job Purpose:
Responsible for the overall management of a shopping mall to satisfy the requirements of the ownership and tenants, to preserve and increase the value and integrity of the property, and to meet the financial objectives of the ownership and management.
Key Responsibilities:
Marketing
- Responsible for driving occupancy, managing property, and ensuring client satisfaction.
- Implement marketing initiatives to achieve occupancy goals
Administrative
- Ensure adherence to regulatory compliance both at the national, and local levels, and to supervise day-to-day activities at the mall.
- Negotiate, prepare, and enforce leases
- Enforce terms of rental agreements
Financial
- Establish appropriate rental rates by conducting market research, determining costs, and considering profit goals
- Prepare annual budgets
- Keep accurate and up-to-date financial records
- Prepare weekly and monthly financial reports
Tenant Relations
- Orient new tenants to the property
- Enforce occupancy policies and procedures
Maintenance
- Monitor and complete maintenance and repairs timeously and cost-effectively
- Ensure security of premises and maintain security devices
Staff Management
- Hire, train and evaluate property staff
- Direct and control all personnel and resources to ensure the property is properly maintained and owner objectives met
Qualification and Requirements:
- Grade 12 School Certificate
- Degree in real estate, property management, business administration or a related field preferred.
- 2 – 3 years’ experience as a property Officer or in a similar role.
- Working knowledge of property regulations.
- Proficiency in Microsoft Office and property management software.
- Understanding of marketing and accounting principles.
- Strong organizational and time management skills.
- Excellent communication and negotiation skills.
- Good customer service skills
